Colorful Grandmother, hobby is painting and loves fashion, she also has a pet bird, her must haves it a Louis XVI style daybed, and a pair of gold wooden gilded mirrors.

Client Description:

 Elderly but Active, Independent Relative who is relocating to live next to family for safety, medical and convenience reasons. (Aging in Place accommodations following Universal Design and ADA requirements for accessibility)

· Jeff Smith 72 y-o

· Father of Mrs. Chapman

· Has a 7yr old Blue Heeler {named Maggie}

· Retired Cotton Farmer

· Loves fishing

· Made Custom saddles/ now teaches leather tooling (Belts and other small pieces) to disadvantaged

· Bird watcher

· Does not watch TV or have a Computer

· Has a record player and collection of records

Mr. Smith is a Morning person and loves tons of natural light. He starts his day off with a cup of coffee and taking Maggie on a walk about. Maggie is always by his side except in the afternoon and on Saturday mornings,( when an older child from the orphanage up the road comes for the day to take lessons on hand tooling).

The space must include:

Overall Floor Plan:

· Main living on a single story, including full bath

· No steps between rooms/areas on the same level

· 5-foot by 5-foot clear/turn space in living area, kitchen, a bedroom, and a bathroom

Exterior:

· East Exterior (Street Side): Shutters on the windows to mimic the main house.

· Double pain windows to help with wind and noise

· West Exterior(Lake side): lighting same as” West Exterior” of main house

· West Exterior(Lake side):Porch post same as “West Exterior” of main house

· Low-maintenance exterior (vinyl, brick)

· Low-maintenance shrubs and plants

· Deck, patio, or balcony surfaces are no more than ½ inch below interior floor level if made of wood

· Entry

· Sensor light at exterior no-step entry focusing on the front-door lock

· There needs to be 32 inches of clear width, which requires a 36-inch door

· Non-slip flooring in foyer

· Entry door sidelight; sidelight should provide both privacy and safety

· Doorbell in accessible location

· Surface to place packages on when opening door

Interior Doors:

Bathroom: ( fully accessible)

Shower, toilet (water closet), lavatory(sink), Storage

· 60-inch turning radius or acceptable T-turn space and 36-inch by 36-inch or 30-inch by 48-inch clear space

· Bracing in walls around, shower, shower seat, and toilet for installation of grab bars to support 250 - 300 pounds

· If stand-up shower, it is curbless and minimum of 36 inches wide

· Fold down seat in the shower

· Adjustable/ handheld showerheads, 6-foot hose

· Shower controls offset from center

· Shower stall with built-in antibacterial protection

Flooring:

• Smooth, non-glare, slip-resistant surfaces, interior and exterior

Heating, Ventilation, and Air Conditioning:

• HVAC should be designed so filters are easily accessible

• Energy-efficient units

• Windows that can be opened for cross ventilation, fresh air

 

Energy-Efficient Features:

• In-line framing with two by six studs spaced 24-inch on center

• Air-barrier installation and sealing of duct work with mastic

• Reduced-size air conditioning units with gas furnaces

• Mechanical fresh air ventilation, installation of air returns in all bedrooms and use of carbon monoxide detectors

LIMITATIONS:

• Concrete Slab(6”exterior) and building footprint cannot change

• Ceiling height(8ft) and roofline cannot be altered. Attic space will house HVAC and water heater.

• Garage door will be removed, redesign of south wall will be required.

• East and West wall are load bearing.

• Electrical will be installed where needed.

• Exterior siding will be removed and newly specified material will be selected

• No finished walls currently exist. Only exposed studs placed 16” oc.

• Plumbing has been roughed in with supply /drainage. All plumbing should be located within 15 ‘ of northeast corner of slab.

• Window placement, window style and type must be selected by the student with consideration for interior and exterior plan and appearance.

• One exterior access door is required on the lakeside of the building. The style and location can be determined to meet functional and aesthetic requirements of the client and space

• Lake side will incorporate exterior deck space with accessible ramp to driveway and main house
